Landlord registration in England starts on 15 December 2026
If you let property in England, check when its region opens for registration. The West Midlands is first; other areas will follow.
The government's 9 September announcement gives the Renters' Rights Act registration service a start date. This is the first stage of the Private Rented Sector Database, called Register your rental property.
For your own planning, keep a list of your rental properties and check the region for each address. That will help you follow the relevant announcement if your portfolio covers more than one area.
When do you need to register?
Landlords get three months once their property's region is called forward. The announcement gives 14 November 2027 as the deadline for all actively letting landlords, alongside a regional rollout described as taking 12 months.
Those dates need fuller regional guidance. Follow your property's registration window rather than waiting for the national deadline.
Which properties are covered first?
Initially, registration covers properties already let or becoming occupied during rollout. Registration will be compulsory, with a fine possible for failing to comply.
If you use a letting agent, agree who will check the regional guidance and keep you informed. Keep any registration confirmation with your property records.
What should you prepare now?
For your own checklist, note each property's address, owner, letting status and agent contact, if you use one. This is a practical way to organise your portfolio, rather than a list of documents the service has said you must submit.
Keep rental statements, mortgage-interest statements and expense invoices together for your accounts. If several people help manage your properties, agree where records are kept and who passes them to your accountant. It makes the annual accounts easier to prepare and gives you a starting point when another property deadline arrives.
What comes later?
Future legislation will require empty properties to be registered before marketing and registration numbers in adverts. These are later requirements, not December launch obligations.
Initial rent-increase decisions are also planned to move to HMRC's Valuation Office. Until then, challenges continue through the First-tier Tribunal.
